The SHDF Wave 2 Project with Folkestone & Hythe District Council
Green Gnomes has made significant progress on the Social Housing Decarbonisation Fund (SHDF) Wave 2 project in collaboration with Folkestone & Hythe District Council. Acting as the coordination project team, the company is focused on delivering sustainable, energy-efficient solutions designed to improve social housing across the district.
Their partnership with Folkestone & Hythe District Council began during SHDF Wave 1, where Green Gnomes was brought in to provide additional expertise and support. Through this collaboration, a strong working relationship was established – one built on trust, shared goals, and a commitment to meaningful change. This solid foundation led to their expanded role in Wave 2, allowing them to take on an even greater responsibility in shaping the project’s success.
At its core, the SHDF Wave 2 project is centred around Retrofit Assessments, Retrofit Design, and Retrofit Coordination, following a whole-house, fabric-first approach. This methodology ensures that critical building elements – walls, roofs, floors, windows, and doors – are upgraded first, maximising energy efficiency and resident comfort before integrating any additional renewable energy systems. By focusing on the fabric of the building first, the project aims to cut energy consumption, lower carbon emissions, and create healthier living conditions for residents.
Retrofit Assessments and Design
As part of this large-scale initiative, Green Gnomes has already completed over 600 Retrofit Assessments. These evaluations play a crucial role in identifying each property’s current energy performance and determining the most effective retrofit measures. The company’s team of qualified Retrofit Assessors conducts detailed property evaluations, examining various elements of the building’s fabric and internal systems to develop tailored, property-specific solutions.
Once assessments are complete, Green Gnomes’ experienced Retrofit Designers create detailed plans outlining proposed energy efficiency improvements. These designs integrate advanced materials and cutting-edge techniques to enhance thermal performance, incorporating:
- Improved insulation
- High-performance windows
- Airtightness measures
By addressing these core efficiency factors, the project is able to significantly reduce heat loss, improve indoor comfort, and drive down energy costs for residents.
Project Coordination and Compliance
With designs finalised, Green Gnomes’ Retrofit Coordinators take charge of overseeing the implementation phase, ensuring that every measure is carried out effectively. This requires close collaboration with contractors, residents, and key stakeholders, ensuring that timelines are met and work is delivered to the highest standard. Maintaining quality and safety is a key focus, with the team dedicated to efficient, precise execution throughout the process.
Beyond the retrofit works themselves, Green Gnomes will soon facilitate post-installation Energy Performance Certificates (EPCs) for each retrofitted property. These EPCs will:
- Provide updated energy performance assessments
- Highlight the improvements made through the retrofit process
- Demonstrate the tangible benefits for residents
- Serve as official documentation for the council, confirming compliance with regulatory requirements
By ensuring compliance and accountability, Green Gnomes continues to set a high standard for social housing retrofit projects, delivering solutions that are both technically sound and resident-focused.
Expanding Impact: Future Projects and Collaborations
Green Gnomes continues to play a key role in SHDF Wave 2, working alongside Folkestone & Hythe District Council to create more sustainable and energy-efficient social housing. Their commitment to a whole-house, fabric-first approach ensures that each project delivers long-term benefits for both the environment and local communities. As the initiative progresses, Green Gnomes remains focused on making a meaningful, lasting impact on residents’ lives.
Beyond this collaboration, the company is actively working with Local Authorities and Housing Associations to deliver large-scale decarbonisation projects across the country. These partnerships are built on a shared commitment to sustainability, ensuring that energy-efficient housing becomes more accessible, resilient, and future-proof.
By integrating whole-house retrofit principles, Green Gnomes ensures that each project is tailored to the specific needs of both properties and residents. This method not only reduces energy consumption and carbon emissions but also enhances comfort, affordability, and long-term living conditions for tenants.
Looking ahead, Green Gnomes is preparing for the launch of Warm Homes: Social Housing Fund Wave 3. This initiative presents new opportunities for scaling up decarbonisation efforts, allowing the company to expand its reach and deliver sustainable housing solutions to even more communities.
With additional funding and industry-wide support, Green Gnomes is eager to continue driving innovation and energy efficiency, reinforcing its mission to help shape a future where sustainable, high-performance homes are the norm – not the exception.
